The subject property is located at 1 EDS Way, Airside Industrial Park, Danville, Virginia 24540. The subject tract is identified as Tract 6A containing 5 acres.

Legal Description
The subject property is identified by the Danville Tax Assessors Office as "NO 6A (5.00 AC) CANE CREEK BOULEVARD & EDS WAY", Parcel ID: 77394. A detailed legal description is located in Will Book 08 31 and Deed Book 820-576 as found in the Clerk's Office of the Circuit Court of the City of Danville, Virginia.

Recent Ownership Record
The unimproved site was purchased in 1987 for a reported consideration of $50,000 and recorded in the above referenced Deed Book. Mrs. Joan Gignac died January 11, 2008 passing her ownership interest to Mr. Roy Gignac by Will Book 08 31. The subject property has not sold within the last three years.

Topography/Soils

The building is on or slightly below grade. There is adequate room for the subject improvements. There is no apparent drainage problems associated with the property, and a visual inspection of the site indicates that the soils provide adequate support for existing improvements. To date, there have been no reports of settlement problems with either the soil or subsoil. According to flood insurance rate map 510044 0016 C provided by the Federal Emergency Management Agency the subject parcel is not located in a designated 100 year flood plain area. The effective date of this map is August 9, 2001. According to the City of Danville the area is covered by the regular National Flood Insurance Program.
